Closing cost calculator, Antioquia rates.

Most English-language guides quote Bogotá's departmental rate. Antioquia's impuesto de registro is 1%. On a large purchase that difference is real money, so this calculator uses the Antioquia figure.

How this is calculated

The base. Colombian notarial and registration charges are liquidated on the higher of the declared sale price and the avalúo catastral. If the cadastral value of the property exceeds what you are paying, that higher figure is what everything is calculated on — enter it above to see the effect.

Notarial rights. Approximately 0.54% of the transaction value, and by commercial custom split evenly between the parties, so roughly 0.27% each. Tariffs are set annually; the current schedule took effect on 1 February 2026.

Impuesto de registro. A departmental tax. Antioquia applies 1%, under Ordenanza 29 of 2017. It is paid by the buyer. Bogotá and several other departments apply a different rate, which is why a generic Colombian calculator will mislead you here.

Derechos de registro. National registration rights charged by the Superintendencia de Notariado y Registro on a progressive scale — around 8.67 per thousand for a large part of the residential range, rising for higher values. This calculator applies that rate as an approximation.

Retención en la fuente. Withheld from the seller at signing: 1% for a natural person, 2.5% for a legal entity. It is an advance against income tax rather than an extra tax, but it leaves the table on the day.

Not included: agent commission, ganancia ocasional on the seller's gain, appraisal and title study where there is financing, mortgage registration, and the cost of documents and copies.
