Priced on evidence, not on what the neighbour is asking.
In a market with no MLS, asking prices are noise. What matters is what comparable units actually closed at, and how long they sat first.
What I do
- Pricing. Built from comparable closings and current absorption in your building and block, presented with the reasoning so you can disagree with it.
- Presentation. Photography, floor plan, and a listing written in both Spanish and English — the second language matters more than most local agencies act like it does, because a meaningful share of buyers at the upper end are foreign.
- Distribution. Portals, agency network and direct outreach. Because inventory is fragmented, distribution is genuinely where the work is.
- Document readiness. Certificado de tradición y libertad, paz y salvos for predial and administración, propiedad horizontal documents, and any pending annotation cleared in advance rather than discovered at the notaría.

Retención en la fuente is withheld at the moment of signing and credited against your income tax — it is a prepayment, not a separate tax, though it is still money that leaves the table on the day. Where a property has been held for more than two years the gain is taxed as ganancia ocasional at 15%; held for less, it is ordinary income at your marginal rate. Your accountant should model this before you set a price, not after.

The document that stalls deals
Almost every delayed closing in this city traces back to the certificado de tradición y libertad — an old mortgage never formally cancelled, an inheritance never fully registered, a measurement that does not match the deed. All of it is fixable. None of it is fixable in the week the buyer wants to sign. Pull the certificado before you list.
