The character

Sabaneta sits south of Envigado, keeps a compact and genuinely used town centre, and has been the focus of intense apartment development. It offers more square metres per peso than El Poblado or Laureles and sits directly on the metro, which is why it has drawn younger Colombian buyers and, increasingly, foreigners doing arithmetic.

The thing to check

Where construction is this active, the view from a unit is a temporary condition rather than a feature. Before you pay a premium for an outlook, find out what is approved to be built on the lots in front of it. That information exists at the municipality and is worth the afternoon.

Practical notes

  • Metro access is the structural advantage. Commuting north into Medellín is straightforward in a way that hillside El Poblado is not.
  • Own municipality, so predial and municipal procedures are Sabaneta's.
  • Less English spoken, fewer foreign residents, and daily life conducted in Spanish. Worth being honest with yourself about.

  • Pull the certificado de tradición y libertad and read it with a lawyer.
  • Ask for the administración figure and its last two years of increases.
  • Ask for the current predial and confirm it is paid to date.
  • Read the propiedad horizontal regulations, particularly on rentals and pets.
  • Visit at night and on a weekday at rush hour, not only on a Sunday morning.
